At February’s Parish Council meeting, Henry Fairbanks, Director of Acquisitions & Wholesale, Chestnut Group, presented plans for 14 new bed & breakfast rooms at the rear of The Red Lion (Application DC/25/05596), including contained parking. The proposals feature external walkways on the frontage facing the parking area and balconets — shallow, decorative railings outside windows that give the appearance of a balcony without a platform.

Local residents attended and raised concerns about design, materials, privacy, and potential noise along Cemetery Lane. The Chestnut Group confirmed their commitment to working closely with the community, providing appropriate landscaping and restoring the car park to its original standard once construction is complete .

Following discussion, the Council supports the application in principle, provided the Chestnut Group continues to work with residents to address their concerns. This ensures that development is balanced with preserving East Bergholt’s character, while carefully managing privacy, noise, and visual impact
