PROPOSED CONSERVATION AREA EXTENSION MARCH 2016
GREEN SPACES
The area under consideration contains 5 Green Spaces as designated in the East Bergholt
Neighbourhood Plan numbered 1,2,9, 19 and 25. The area also contains 12 listed buildings,
one of which is Grade 2* and the rest are Grade 2.
Green Space No.1 has a number of trees with TPO’s on them and the area forms part of
what is known locally as the Box Iron because of its shape. It is the remaining part of the
original Heath Land. It also contains an historic pond.
Green Space No.2 is a small triangle shaped piece of land that was considered by a previous
Babergh Local Plan to be an oasis or a vital green space to help retain the rural aspect of the
village. A planning application for this plot was refused by EBPC and Babergh because of
this reason.
Green Space No.9 is a small triangle shaped piece used as a traffic island at Gaston Street –
B1070 junction. These were historically used in the village at junctions. There are only 3
left in the village so should be protected.
Green Space No.19 is within the proposed conservation area extension which further
supports the proposal.
Green Space No.25 forms part of what was a much bigger area of Allotments, and is all that
remains of old historic allotments in the village.
PROPERTIES FOR LISTING CONSIDERATION WITHIN THE PROPOSED EXTENSION AREA:
Old Cottage and Old Coach House, Heath Road
They are period properties with mansard roofs and dormer windows.
Sunset Cottage, Gaston End
Very similar in style and type to the above properties.
The Sparrows, Quintons Road
A good design and type of its period, probably C1800 – 1900, this property may be
illustrated in the East Bergholt Neighbourhood Plan.
Quintons, Quintons Road
A thatched property on a large plot. The original part, extensions having been built, is probably
C1800 – 1900. This is an important property to the street scene which currently as it stands could
potentially be demolished to make way for multiple properties replacing it, this would be between
listed properties.
Two Barns, Bottom of Moores Lane
These are two period barns of wooden construction which have been converted into dwellings,
these formed part of the original High Trees Farm buildings. When planning permission was granted
it was conditional to keep their barn style appearance.

Summary:
All of the above properties and green spaces are important to the street scene and area, also, being
crucial to enhancing the proposed conservation area.
